How do I find and buy a short sale house? - Zillow Real Estate Advice

A local real estate agent can help you locate available short sale properties for sale in the areas you are interested in.
The process of purchasing the short sale is similar to a regular sale initially.? Once a home is found that you want to place an offer on you make the offer with earnest money deposit and a prequalification.? Once the home owner accepts the offer the offer gets submitted to the bank for approval.? This is the step that makes it so different from a regular sale.? The process for the final approval can be weeks to many, many months.? It is a process that requires tremendous patience and understanding that there may be hurdles along the way.? However, if you are not in a hurry to move short sales can be great options.
If you need help finding a local agent let me know.
Good luck!

Seahawks fan to exchange gifts with Wis. mayor

GREEN BAY, Wis. (AP) -- A Seattle Seahawks fan is trying to smooth things over with Wisconsin after the disputed touchdown call that decided Monday night's Packer game.

Rudy McCoy-Pantoja Jr., a landscaper in Seattle, says he wanted to send local beer, smoked salmon and kringles to Green Bay's mayor, but Jim Schmitt wouldn't accept it.

His office says the mayor doesn't participate with gift exchanges during the regular season.

So McCoy-Pantoja Jr. put his finger on his globe to find a different Wisconsin city and decided on Delavan in southeastern Wisconsin.

Delavan Mayor Mel Nieuwenhuis agreed to exchange gifts. He plans to send six or 12-pack of Miller High Life, cheese and fresh venison he hunted himself.

McCoy-Pantoja tells the Green Bay Press-Gazette ( http://gbpg.net/UA7RPk ) someone needed to be positive on this story.

(AP) ? There's nothing wrong with Tom Brady and the New England Patriots that a game against their familiar AFC East patsies ? the Buffalo Bills ? can't fix.

Not even after Brady and Co. spotted them a 14-point, third-quarter lead.

Brady responded by directing six straight touchdown drives in the second half on Sunday en route to a 52-28 blowout.

It was a game in which the Patriots (2-2) produced 580 total yards, forced six turnovers and avoided their first three-game losing streak in 10 years.

"Down 21-7 and on the road, backs against the wall, and I thought we showed a lot of heart," Brady said. "That's what this team is made of. And we're going to battle until the end, I know that."

Brady finished 22 of 36 for 340 yards and three touchdowns, plus one rushing. The 580 yards was the fourth-most in team history.

Cornerback Devin McCourty had two interceptions in keying a defense that forced six turnovers and had three sacks.

Running back Stevan Ridley scored twice. Wes Welker had nine catches for 129 yards, and tight end Rob Gronkowski had five for 104 yards and a touchdown as both players bounced back from first-half fumbles.

"You can't panic," Gronkowski said. "When you panic, nothing good happens from there. We just stuck to the game plan."

The comeback began immediately after Ryan Fitzpatrick hit Donald Jones for a 68-yard touchdown pass on the Bills first possession of the second half.

Brady responded with an eight-play, 80-yard drive by hitting Danny Woodhead for a 17-yard touchdown. After tying the game with a 4-yard run, Brady capped a five-play 63-yard drive by hitting Gronkowski with a 28-yard touchdown pass.

The Patriots scored 35 points in a span of 12:41 in building a 42-21 lead on Brandon Bolden's 7-yard run.

"We just played and executed better," coach Bill Belichick said. "It's no magic."

Magic no. Familiar, yes.

New England improved to 17-1 in its past 18 meetings against Buffalo, and 22-2 dating to the 2000 season. The Patriots lost their last trip to Orchard Park, 34-31 after blowing a 21-0 lead.

This time it was the Bills turn to unravel.

After Jones' scored, nothing else went right. Buffalo combined for two first downs and 31 yards on its next four drives, two of which ended with turnovers.

Bills coach Chan Gailey was embarrassed.

"I don't like to play like that, and I don't like to think that's who we are," Gailey said. "But that's who we were today. You can't sugarcoat it."

The news gets even worse as Buffalo enters a stretch in which it will play four of its next five on the road.

Starting left tackle Cordy Glenn and starting right guard Kraig Urbik both hurt their right ankles and did not return. Gailey said both could miss games.

The Bills offense sagged despite the return of its two top running backs. Fred Jackson had 29 yards rushing and 50 receiving in his first game back since spraining his right knee in a season-opening loss. Spiller had 33 yards rushing and 5 receiving after hurting his left shoulder in at Cleveland last weekend.

Both also fumbled, with Spiller's coming on a goal-line plunge late in the first quarter.

It was a dreadful outing for Mario Williams ? who signed a six-year, $100 million contract in March ? and the Bills high-priced defensive line.

Buffalo managed one sack. Otherwise, the defense gave up the second most yards in franchise history, and most points since a 56-10 loss to New England on Nov. 18, 2007.

"A loss is a loss. I don't label it anything," Williams said, when asked if it was embarrassing.

He placed the blame on the Bills inability to stop the run. Bolden had 137 yards rushing and Ridley 106.

"When you have two guys rushing for 100 yards, something's up," Williams said. "We have to have a reality check and see what's going on."

Fitzpatrick finished 22 of 39 for 350 yards and four scores ? including two to Scott Chandler.

The game had additional significance to the Patriots, as it featured the return of the NFL's regular officials after they reached a new eight-year agreement on Thursday. It came after Belichick was fined $50,000 by the NFL for grabbing an official's arm to question whether Justin Tucker's 27-yard field goal would be reviewed following a 31-30 loss at Baltimore last weekend.

Patriots owner Robert Kraft made sure to welcome back John Parry and his crew, by waiting in the tunnel following the game and attempting to shake each of the officials' hands as they made their way off the field.

Kraft then waited for Brady's arrival, and shook the quarterback's hand, as well.

The two then smiled and chatted in making their way to the locker room.

NOTES: Brady improved to 19-2 against the Bills, a stretch in which he has 49 touchdowns and seven 300-yard games. .... Buffalo's 4-22 in its last 26 games against division opponents. ... The win was the 194th of Belichick's career, moving him into eighth place on the NFL list, one ahead of Chuck Knox.

Taylors Sky in the spotlight for the second heat at Henlow | bettor.com

Taylors Sky in the spotlight for the second heat at Henlow

After two second scores at Yarmouth, Taylors Sky has resorted to the Heat 2 on Thursday, 27th September, 2012 at Henlow over 460 metres flat. He is the highly likely entry for taking back the ?150 prize money to the connections after taking down the competition in the field of Heat 2. His chances of success will be suffocated by the racing expertise of Doonane Lad, Droopys English, Westmead Shaw, Flaming Honey and Westmead Apollo.

The Charlie Lister trained raced a Grade T1 just on 29th August, 2012 at Yarmouth over 462 metres. Ever since then the only time he could win was in two occasions as the next two outings ended up with a second position.

Westmead Hawk?s son made the most out of the first trap that he drew in the Heat 8 on 5th September, 2012 at Yarmouth over 462 metres.

Taking the rail after bursting out of the box, he got crowded when racing in the second position. His escape from the crowd turned into an impossibility which he set right by concluding the race in 27.76 seconds after a troublesome lead.

The favourite entry had the final four lengths in his advantage which set Pennys Pong as the second position holder.

Making it to the third position was, Darian Creek.

His sustained form was evident in the Ladbrokes 66th East Anglian Greyhound Derby ? Round 2 - Heat 1on 10th September, 2012 at Yarmouth over 462 metres.

This time the racing star raced in a blue vest, switching from the rail to the middle, and the taking charge of the track from the fourth position. He made it to the other end of the wire in 27.40 seconds.

Entered as the most favoured candidate second time in a row had him defeating Fifis Legend by 1 ? lengths.

The reasons that contributed towards his loss in the semi-final and then the grand final were once due to getting crowded, and then getting baulked. At both the instances, he raced in red, and could not hold back the closing in lot.

Tonight Taylors Sky gets to race from the box which aided his last success, the second trap.

Netanyahu to press for Iran "red line" in U.N. speech

JERUSALEM (Reuters) - Israel's Benjamin Netanyahu will argue for the need to set a "red line" for Iran's nuclear program in his U.N. speech on Thursday, a confidant to the prime minister said, playing down differences with Washington.

Netanyahu faces the world body a day after U.S. President Barack Obama disappointed some Israelis by imposing no ultimatum to the Iranians in his own address, though he did warn that time for diplomacy with Tehran "is not unlimited".

Israel sees a mortal threat in a nuclear-armed Iran and has long threatened to strike its arch-foe pre-emptively, agitating war-wary world powers as they pursue sanctions and negotiations.

Complicating Netanyahu's strategy have been his testy relations with Obama as a U.S. election looms, and the reluctance of many Israelis to trigger an unprecedented conflict with Iran, which denies that it is seeking to develop nuclear weapons and has pledged wide-ranging retaliation if attacked.

"The prime minister has already presented red lines in the past. But we have yet to persuade the entire world to present those same red lines," Environment Minister Gilad Erdan, an influential member of Netanyahu's rightist Likud party, told Israel's Channel Two television.

He said Netanyahu, in his speech at the United Nations General Assembly, "will present them again, will explain why there is a danger not just to Israel, but to the whole West, to the United States, to the whole free world, should Iran pass a certain (nuclear) threshold".

Netanyahu has said that Iran could have enough low-enriched uranium by early 2013 to refine to a high level of fissile purity for a first nuclear device. Israel worries that this final step, if taken, could happen too quickly or quietly to be prevented.

Iran has said it has no plans to enrich uranium beyond the 20 percent purity required to run a reactor producing medical isotopes. That level, however, brings raw uranium exponentially closer to the 90 percent enrichment required for a bomb.

Though reputed to have the Middle East's sole nuclear arsenal, Israel's forces would be hard-put to deliver lasting damage to Iran's remote facilities and handle a multi-front war.

Locating a completed nuclear warhead in Iran, Erdan said, "would be almost impossible, whereas today we still know where the production facilities of that nuclear warhead are".

DISSENT

Netanyahu's public calls for a U.S. ultimatum have deepened acrimony with Obama, a Democrat accused by his Republican rivals of being soft on the Jewish state's security.

The Israeli prime minister denies meddling in the November presidential election in the United States, and Erdan shrugged off his spats with Obama.

"I have no intention of whitewashing and say there are no disagreements between Obama and Netanyahu. But it still doesn't mean anything. Even between a married couple there are sometimes difficult disagreements. It still doesn't mean the pact between them becomes less solid," Erdan said.

Netanyahu, who heads a broad-based, conservative coalition government, said he would take the U.N. podium for an Israel "united in the goal of preventing Iran from achieving nuclear weaponry".

But surveys show that most Israelis - apparently swayed by the open dissent of several senior national-security figures - would oppose launching unilateral strikes on Iran, given the risk of alienating Washington and of sparking knock-on clashes with Tehran's Islamist militant allies in Lebanon and Gaza.

A poll published by the liberal Haaretz newspaper on Thursday found that 50 percent of Israelis feared for the survival of their country, should there be a conflict.

Israeli opposition leader Shaul Mofaz criticized Netanyahu for sparring with Obama and voiced confidence in U.S. resolve.

"I am convinced that the United States, the president of the United States, is determined to prevent Iran going nuclear," Mofaz told Israel's Army Radio.

Even within Netanyahu's coalition there have been misgivings about the pitch of disagreement with the United States.

Danny Ayalon, deputy to Foreign Minister Avigdor Lieberman, described Obama's Iran remarks at the United Nations as "important, albeit measured".

Speaking on Israel Radio, Ayalon said the Netanyahu government and Obama administration were in discreet contacts and approaching agreement on setting limits for Iran.

"And the more Iran flouts the whole world, this coming together will, ultimately, reach a unanimity of positions and absolute similarity," he said.

Screening Tool Reveals Two Multiple Sclerosis Types - iVillage

WEDNESDAY, Sept. 26 (HealthDay News) -- An experimental screening technique finds that multiple sclerosis patients have two different molecular "signatures" that reflect disease severity.

This suggests that doctors might one day use this tool to help determine who has a more aggressive form of MS and might need earlier treatment with stronger medications, researchers report.

"This study shows there is evidence that we can begin to identify subsets of MS patients, and that we're moving ever-so-slowly to personalizing MS care," said study author Dr. Philip De Jager, an associate professor at Harvard Medical School and an associate neurologist at Brigham and Women's Hospital in Boston.

But this screening tool "is not ready for the clinic at this point. It needs to be validated in another trial," De Jager said. He envisions that this test would be one component of a number of tests doctors could use to generate risk estimates.

Results of the study are published in the Sept. 26 issue of Science Translational Medicine.

About 400,000 Americans have MS, a chronic, sometimes disabling disease that affects the central nervous system. The central nervous system includes the brain, spinal cord and optic nerves, according to the National Multiple Sclerosis Society. MS symptoms may include fatigue, numbness in the limbs, balance and coordination problems, bladder or bowel dysfunction, vision problems, pain, and even paralysis.

A few treatment options exist for one type of the disease, but no single therapy helps everyone with MS, and there is no cure.

The four types of MS include relapsing-remitting, primary progressive, secondary progressive and progressive-relapsing, the MS society says. About 85 percent of people with MS have the relapsing-remitting form of the disease, and the available treatments are for this form of the disease.

It's often difficult to diagnose MS, and it can take even longer to figure out which type someone has. In addition, doctors have no way to predict which patients will respond to a particular drug.

"Right now, we typically start with first-line drugs that are moderately effective, but safe. If someone doesn't respond, we move on to stronger drugs that tend to be more effective, but have more adverse events," said De Jager. "If we knew that someone had an aggressive form of the disease, we'd know that they're less likely to derive benefit from first-line treatments."

The experimental screening test examines peripheral blood cells (blood obtained from locations away from the heart) on a molecular level. These blood cells are important because they contain immune cells that contribute to MS disease activity, De Jager said.

For the current study, the researchers analyzed blood from 363 people with relapsing-remitting MS who hadn't received treatment. The researchers didn't know ahead of time how aggressive their disease was.

They found two distinct subsets of MS, dubbed MSa and MSb. MSa appeared to be more aggressive, and these are the people who might benefit from earlier treatment with stronger drugs.

The researchers also performed the analysis on 94 people treated with glatiramer acetate and 128 people treated with interferon-B. Again, the researchers found the two subsets, and it didn't appear to make much difference which drug someone was taking.

Timothy Coetzee, chief research officer at the National Multiple Sclerosis Society, said if this research is validated, he could envision it being used to help develop more targeted therapies. It could also be useful in clinical trials to help evaluate how well a drug is performing, he said.

"What we don't know and what we need to get better at is predicting the course of MS. We just don't have the equivalent of a cholesterol test for MS, and that's the kind of information patients want to know," Coetzee said. "They want to know what test can you give me that will help me understand what my future will look like."

De Jager said the next step is to confirm their findings with another trial, and that the next trial will test blood samples from multiple time points rather than a single time point. This is important because the nature of MS is that at some points it's inactive. So, the researchers have to be sure that they've captured two distinct subsets of people with MS, and not the disease at two different time points.

NEW YORK (AP) ? Republican White House hopeful Mitt Romney is unlikely to win Bill Clinton's vote, but that doesn't mean he can't soak up a bit of the popular former president's luster.

The two men stood side by side Tuesday as Clinton introduced Romney before the GOP candidate's speech to Clinton's annual global conference in New York. Clinton recalled working with Romney to save AmeriCorps, and praised the former Massachusetts governor's efforts to persuade fellow Republicans to support the national service program.

Romney, taking the podium, returned the compliment.

"If there's one thing we've learned in this election season, by the way, it is that a few words from Bill Clinton can do a man a lot of good," he said, prompting loud laughter and applause from the crowd.

It was a clear nod to Clinton's speech praising President Barack Obama at the Democratic National Convention in Charlotte, N.C., earlier this month, and the slight uptick in the polls that Obama enjoyed soon after.

"All I got to do now is wait a few days for that bounce to happen," Romney quipped.

Such moments of bipartisan levity have been rare in a campaign marked by harsh accusations, heavy-handed rhetoric and relentless attack ads between the presidential campaigns and the outside groups that support them.

Obama's campaign currently is running one such ad against Romney that uses a clip of Clinton's convention speech where the former president says Romney wants to "take us back to the policies that got us into trouble in the first place."

But any resentment was noticeably absent Tuesday as Clinton and Romney appeared chummy, patting each other on the shoulder and chatting onstage after Romney's speech.

"That was good," Clinton told the man hoping to dislodge Clinton's party from the White House.

Before the speech, Romney spoke backstage with Clinton and Clinton's daughter, Chelsea, said Romney spokesman Rick Gorka. He declined to say what they discussed.

Clinton has an outsized influence on the presidential election more than a decade after he left office. Both Obama and Romney have pointed to Clinton's economic leadership as an example for the nation, citing prosperity and a federal budget that was balanced under his leadership.

Clinton is using the full weight of those credentials to boost Obama's bid. In his convention speech, he systematically rebutted Romney's attacks on Obama, accusing the Republican of pushing an economic plan that doesn't add up.

The Obama-Clinton political alliance was back on display a few hours later when the two Democrats shared a handshake and a hug on the same stage where Romney had spoken earlier in the day.

Normal protocol, Clinton said, would require him to simply introduce the president and then be quiet.

"I just want to make one comment. I'm going to finish that speech I started in Charlotte," he said, poking fun at himself over a sermon that at times seemed like it might never end.

Obama, before beginning a wrenching speech about human trafficking, thanked Clinton for the warm introduction.

"Although I have to admit," Obama joked, "I really did like the speech a few weeks ago a little bit better."

Useful Tips to Choose an SEO Friendly Domain Name | Geek ...

If you want to make your presence felt online, then the first and foremost thing you need to do is create a website that will highlight your company. Prior to building the site, you have to find a name for your domain. That?s the website URL. It is highly significant because this website URL is what that is going to represent your company. In addition to this, a domain name that favors SEO should be chosen. This will be one of the deciding factors which determine the page rankings your site will receive. This domain should also include keywords that will help generate significant traffic to your site.

  • One of the most important tips to keep in mind is the pattern of your Domain name. If you take a look at the top rated sites such as Apple, Google or NY Times. You will notice that they all follow the .com pattern. The good thing about this extension is that it is very easy to remember and it is also very simple. Even though you might come across certain other extensions that are equally attractive, the .com pattern is the most famous one and it helps you to get easily recognized online.
  • When you choose a company name, it should register well in your mind. In other words, the domain name should be simple yet attractive. For this reason, it is advisable not to go for domain names that are lengthy and complicated. In case you have already chosen a long name, try to reduce it by making use of abbreviations. For instance if the name of the company is Douglass, Franklin Associates, you can shorten it to dfassociates. One more thing that you need to keep in your mind is to avoid the usage of symbols and numbers.
  • The age of a Domain plays a significant role in increasing the visibility of your site. I know that it might be a little surprising for you. If you are wondering the link between the age of a domain to its visibility, you should know that search engines follow the practice of prioritizing old domain names to new ones. That?s because, older domains are believed to be more active than the newer ones. So naturally, there lies the tendency to receive better ranking. And at the end of the day, that is what all the companies strive for.
  • The sequence in which keywords are chosen is important. For this you need to spend some time and effort in analyzing what type of words your target audience would love. You should be able to strike a chord with their ideas and know the type of words they use while searching for a particular topic. Normally, they would use a particular logic and you have to choose your domain name accordingly. In a nutshell, the order of words matter a lot.
  • The keywords that you choose for the domain should be linked to your business. That is the only way by which you can get your website indexed by noted search engines. This is one of the quick ways to get better page rankings. When the ranking is good, your site holds a better chance to be placed in the top page. Not only this, but viewers also be able to remember your site easily.

Follow these simple tips to drive maximum traffic to your site.

[Review] Who Killed Change? | Young Upstarts

Written by Ken Blanchard of ?The One Minute Manager? fame, together with his co-authors John Britt, Pat Zigarmi and Judd Hoekstra, ?Who Killed Change?? is a whodunnit with a business twist. The slim volume is easily read in one sitting and imbues one with useful pointers when implementing change management.

The plot goes like this. Somebody in the ACME organisation has killed Change. In this case, Change of course represents Change Management ? a very necessary ingredient for enduring organizational effectiveness when things no longer become business as usual.

To investigate the ghastly affair, cigar chomping Agent McNally interviews various key employees in the organization ? from nondescript Carolina Culture, lackadaisical Ernest Urgency, uptight Bailey Budget, short-sighted Victoria Vision to ill-disciplined Terry Trainer, amongst others.

Each character in the motley crew of managers represent a particular dimension of an organization, and the way they were described implied that they were often far from what they were supposed to be (e.g. Perry Plan always being late and not on time). Now doesn?t that sound familiar to us working in real organizations?

In total, 13 aspects of the organization were ?hauled up? for questioning, namely:

1. Culture ? defines the predominant attitudes, beliefs and behavior patterns.

2. Commitment ? describes a person?s motivation and confidence to engage in the new behaviors required by Change.

3. Sponsorship ? a senior leader with the authority to deploy resources towards the Change.

4. Change Leadership Team ? leads the Change into the organization by speaking in one voice and resolving concerns.

5. Communication ? creates opportunities for dialogue with change leaders and those affected.

6. Urgency ? explains why Change is needed and how quickly people must change the way they work.

7. Vision ? paints a clear and compelling picture of the future after Change has been integrated.

8. Plan ? clarifies the priorities of Change relative to others and develop detailed and realistic implementation plan plus support infrastructure.

9. Budget ? analyses Changes from financial perspective to determine ROI and resource allocation.

10. Trainer ? equips staff to change with necessary skills needed to succeed.

11. Incentive ? recognizes and rewards people to reinforce desired behaviors for Change.

12. Performance Management ? sets goals and expectations, tracks progress, provides feedback and formally documents actual versus projected results.

13. Accountability ? follows through with people to ensure behaviors and results are aligned to goals and expectations, with leaders walking the talk.

After the murderer was announced (go read it to find out who!), the last chapter of the book provides useful tips on how to infuse change management into the 13 aspects of an organization. We?re taught that successful change management must be fully embraced by different divisions and functions. The buy-in of all affected staff needs to be sought beyond that of the senior leadership.

Change must also be woven into all the key corporate functions ? from strategy and vision setting to budgets, performance management, training and project management. It needs to tackle both the ?hard? factors (budget, plans, performance, accountability) and the ?soft? factors (culture, training, urgency, and communication).

Overall, I find the book both entertaining and enlightening, serving as a useful reminder of what many of us already know. Change is always a difficult subject in any organization, and using a management fable helps to bring to life some of these important lessons that one must learn. The challenge of course is in the implementation of change, and that probably requires more than what a fictional tale can achieve.

Need Home Improvement Advice? Follow These Directions ...

The outside of your home also makes an excellent spot for a home improvement project. Staining your driveway adds a beautiful touch to the front of your residence. Also, look to see if you need to fill any cracks or re-tar the driveway. Sometimes, the front of your home can be forgotten as you make improvements, but these projects can really add a lot to the aesthetic value of your property.

Ceiling fan installation is a fantastic and cost effective home improvement project that you should consider. Ceiling fans are great for circulating the air in the home, and keeping the home cool. They can also help reduce the cost of your electric bills by eliminating the need for air conditioning during the cooler days of the summer.

Removing dated wallpaper is a home improvement that can completely transform the interior of your house. If you have money to spend, the best way to remove wallpaper would be to buy a commercial stream wallpaper stripper. If, however, you are on a limited budget, fill a spray bottle with a mixture of hot water and fabric softener and completely saturate the wallpaper. Leave the wallpaper for a few minutes then carefully peel off with a putty knife.

Change up your home with each season. You can give your rooms a lift according to the season, simply by changing a few things. Get new pillows for the couch, and swap out autumn/winter candles for vases of fresh flowers. Change the duvet in your bedroom by replacing a heavy winter one for a light weight one in a bright, summery color.

If you are unable to pick a paint color because you are not sure how the colors will look in your desired room, purchase a small amount of paint in different colors to test out on the wall. Having a larger color swatch to look at and evaluate in your room?s lighting can help you to make a decision.

If you live in an apartment, then you may believe that there is nothing you can do to improve the value of where you live. If you are the owner of the apartment, this is not true. There are many floorplans that you can use to easily add value to your apartment.

Get really good references for contractors you use on your home improvements. It is far too easy for a con artist to take your money and run, leaving you with a wreck of a home and no more money to fix it. Don?t trust just anyone. Make sure you have plenty of excellent references, from people you really trust.

If space is at a premium in your home, consider remodeling the attic or basement. These areas offer a cost-effective way to gain extra square footage without resorting to constructing an addition. If the area already has a floor, roof, and walls your project will move along quickly and you?ll be enjoying your new space in no time.

For those who like to do it themselves instead of hiring someone, there are many ways to learn different techniques for home improvement. Looking on the internet, reading books or talking to more knowledgeable individuals, can help you to glean some useful information. There is much that can be learned for someone who wants to fix up a house.

Use carpet samples to carpet a whole room! Retail stores often throw away their samples. Cut each sample up into smaller pieces and tack or glue them into place for free floor covering. Cut them in identically sized pieces for a tile effect or cut them in irregular geometric shapes for an abstract look.

There are times when a home owner will take on a project which is beyond their ability. In this case do-it-yourself home improvement can end up costing more than a contractor would have charged in the first place. As this article helped you see it is always wise to do some research and get professional advice before taking on a home improvement project.

Wyoming, Alaska top list of states that use most energy

Grant Hindsley / AP file

The U.S. population, which accounts for approximately 4.5 percent of the world's population, uses a fifth of the world's energy and leads the world in gasoline consumption.

By Michael B. Sauter, 24/7 Wall St.

In 2010, the United States used roughly 97.7 quadrillion Btu of energy, up from roughly 95 quadrillion in 2009. To put that in perspective, the?U.S. Energy Information Administration estimates global consumption at roughly 500 quadrillion Btu. Effectively, the U.S. population, which accounts for approximately 4.5 percent of the world?s population, uses a fifth of?the world's?energy.

The vast majority of U.S. consumption is from fossil fuels, mostly petroleum, followed by natural gas and coal. The remaining use comes from nuclear energy, at 8.6 percent, and renewable energy, at 8.2 percent. While the U.S consumes an enormous amount of energy as a whole, some states consume much more energy than others. Based on the Energy Information Administration?s data for 2010, 24/7 Wall St. reviewed the 10 states that consume the most energy per capita.

24/7 Wall St.: America's worst companies to work for

Regions that produce the most energy also use the most and pay the least. Nine of the 10 states are among the top 20 producers of energy per capita. Combined, the 10 produced 33.2 quadrillion Btu, roughly a third of?the total energy production in the U.S. Meanwhile, they paid 8.3 cents per kilowatt-hour on average, less than the national average of nearly 10 cents.

Energy prices in the states that consume the most energy per capita are among the cheapest in the country. This is due largely to the availability of locally produced energy, particularly petroleum. Eight of the 10 states with the highest energy use are among the third with the cheapest costs. Wyoming, the state with the highest consumption per capita in the country, also has the cheapest costs per capita, at just 8.7 cents per kilowatt-hour. The U.S. average cost is nearly 10 cents, and in Hawaii, it is 25 cents per kilowatt-hour.

In addition to using the most, many of these states tend to be among the greatest producers of energy relative to the size of their populations. Some, including Louisiana, Texas and Wyoming, are also the greatest producers overall. Wyoming produces 10.5 quadrillion Btu of energy, roughly 14.5 percent of the nation?s production, despite being the least populous state in the country.

The reason these states are producing and using so much energy has a great deal?to do with their main industries. Most of these states, including North Dakota and South Dakota, Wyoming and Texas, are heavily involved in the energy production industry, particularly oil production. Energy production requires a great deal of energy use. Industrial use, which includes manufacturing and energy production, is among the highest type of use in these states. Every one of the top 10 states for energy industrial consumption is among the top 10 for overall energy consumption.

Residential consumption is also high in many of these states, but not nearly as high as industrial consumption. Of the 10 states that use the most energy per capita, five are?in the top 15 for residential energy consumption per capita.

Residential consumption, nationwide, is 22.3 percent of total consumption, while industrial consumption accounts for 31 percent. The commercial industry accounts for 18.4 percent and transportation uses 28 percent of total energy consumption in the U.S.

24/7 Wall St.: States losing the most jobs to China

24/7 Wall St. relied on U.S. Census 2010 population statistics and U.S. Energy Information Administration's??2010 energy consumption and production data to produce both consumption and production on a per capita basis. We also included costs per kilowatt-hour and consumption for each of four major types: residential, industrial, commercial and transportation, from the administration.

These are the 10 states that use the most energy.

1. Wyoming

  • Consumption per capita:?948.1 million Btu
  • Residential consumption per capita:?85.2 million Btu (15th highest)
  • Industrial consumption per capita:?528.2 million Btu (second highest)
  • Residential price per kilowatt-hour:?8.77 (sixth least)
  • Population:?568,158 (the least)

Wyoming consumed more energy per person than any other state. Its per capita consumption was 948.1 million Btu ? the equivalent of almost 171 barrels of oil per person per year, or 7,182 gallons per person a year. Most of this was not the result of residential consumption but of consumption for transportation, industrial and commercial sectors where Wyoming ranked second, second and first respectively in the country. Wyoming has the smallest population in the U.S. but ranked second for the largest amount of energy produced in the country, with more than 14 percent of the nation?s production. In 2011, the state produced 40 percent of the coal mined in the U.S., while in 2010 it had almost 12 percent of the country?s dry natural gas reserves. The average cost of electricity among all sectors of users in Wyoming was the lowest in the country at 6.2 cents per kilowatt-hour.

2. Alaska

  • Consumption per capita:?898.5 million Btu
  • Residential consumption per capita:?72.1 million Btu (20th lowest)
  • Industrial consumption per capita:?432.7 million Btu (third highest)
  • Residential price per kilowatt-hour:?16.26 cents (sixth most)
  • Population:?722,718 (fourth least)

Alaska ranks second for the amount of energy consumed per capita. Alaska is unique in that many residents are not linked to a grid infrastructure but rather receive their power from diesel generators. Use of generators is energy-intensive and therefore expensive, and for this reason Alaskans paid some of the highest prices for electricity in the country. Due to the vastness of the state, people travel great distances to and from places. It comes as no surprise that Alaskans? consumption of energy for transportation per capita was 291 million Btu per person, almost 35 percent more than the next state, Wyoming. Alaska was also one of the largest producers of energy in the country and sits behind Texas in second place for the amount of crude oil production.

3. Louisiana

  • Consumption per capita:?894.4 million Btu
  • Residential consumption per capita:?84.2 million Btu (17th highest)
  • Industrial consumption per capita:?591.1 million Btu (the highest)
  • Residential price per kilowatt-hour:?8.98 cents (12th least)
  • Population:?4,574,836 (25th most)

Louisiana comes in third for the amount of energy consumed per capita, but it comes in first in the country for the energy consumed per dollar of gross domestic product. The state consumed more than 20,800 Btu per dollar of GDP. This is almost three times the national average and 33 percent more than Wyoming, the state that consumed the second most amount of energy per dollar of GDP. Much of this is due to the heavy, energy-intensive industries that are the backbone of Louisiana?s economy. The industrial sector in Louisiana accounted for?more than?66 percent of the state?s energy consumption ? the highest proportion in the country. The state was one of the largest producers of energy in the country and had the second most number of refineries. Most of the energy produced was crude oil and natural gas.

24/7 Wall St.: The biggest gas guzzlers on the road

4. North Dakota

  • Consumption per capita:?712.6 million Btu
  • Residential consumption per capita:?97.8 million Btu (the highest)
  • Industrial consumption per capita:?365.5 million Btu (fourth highest)
  • Residential price per kilowatt-hour:?8.13 cents (third least)
  • Population:?683,932 (third least)

Like many of the states on this list, North Dakota is sparsely populated. So, although the state consumed the ninth-lowest amount of energy in the country, on a per capita basis it was the fourth-largest amount of energy. The heating costs of long, cold winters plays a large role in this. The Roughrider State ranked first in the country for consumption of energy for residential purposes per capita. North Dakotans paid some of the lowest average prices for their electricity. Across all sectors, residential, commercial and industrial, the average price of a kilowatt-hour of electricity was 7.11 cents, much lower than the U.S. average of 9.83 cents. The state was the 15th-largest producer of energy in the country and has the ability to become an even larger producer in the future due to new rock fracking techniques in the Bakken formation and the sixth-best wind energy potential in the country.

5. Iowa

  • Consumption per capita:?489.3 million Btu
  • Residential consumption per capita:?79.7 million Btu (24th highest)
  • Industrial consumption per capita:?239.5 million Btu (fifth highest)
  • Residential price per kilowatt-hour:?10.42 cents (22nd least)
  • Population:?3,062,309 (21st least)

Iowa?s large consumption of energy per capita was driven by the residential and commercial reliance on liquified petroleum gas, which has a lower energy density than fuel oil or petroleum. Iowans also used a great deal of wind power, which amounted to 19 percent of its generated electricity. Iowa consumed more than twice the amount of energy it produced in 2011. Still, it was the largest producer of ethanol in the country, producing 27 percent of the nation?s fuel ethanol in 2011. The Hawkeye State ranked fifth for its consumption of energy for industrial purposes per capita.

Brother of Ravens WR Torrey Smith killed on cycle

BALTIMORE (AP) ? Wide receiver Torrey Smith rejoined the Ravens on Sunday night, less than 24 hours after his younger brother was killed in a motorcycle accident.

Tevin Chris Jones, 19, died late Saturday night in Westmoreland County in northeast Virginia. He was riding his motorcycle on Route 672 when he ran off the right side of the roadway and struck a utility pole, according to Virginia State Police.

Jones was pronounced dead at the scene, police said. He was wearing a helmet, and alcohol was not a factor. The accident is under investigation.

Smith was notified at the team hotel in Baltimore shortly after 1 a.m. and immediately left to be with his family.

He returned to the Ravens late Sunday afternoon, participated in warm-up drills and was expected to be in uniform for a night game against the New England Patriots.

Early Sunday, Smith posted on his Twitter account: "I can't believe my little brother is gone...be thankful for your loved ones and tell them you love them...this is the hardest thing ever."

Ravens coach John Harbaugh said in a statement: "This is devastatingly sad, sad news. Torrey and his family are a close, special family, and our hearts and thoughts reach out to all of them. Our hearts ache today. We pray for Tevin, his mother, Torrey and the rest of the family."

Smith is the oldest of seven children of Monica Chante Jenkins. Smith grew up in Virginia before attending the University of Maryland.

He was Baltimore second-round pick in the 2011 draft. In his rookie season, he had 50 catches for 841 yards and seven touchdowns.

Chair Exercises To Strengthen Your Abdominal Muscles : General ...

Home ? Exercises ? Chair Exercises To Strengthen Your Abdominal Muscles

September 23, 2012 by Admin ? ?

(BLAIR MOREAU ? MERCY HEALTH PARTNERS) ? Age or fitness level shouldnt be a barrier to health and fitness. Some exercises can be modified to accommodate strength, fitness level, and even time constraints because these can be done in your office chair. Yes, abdominal exercise can be done in a chair. So, if youre ready and willing, here are some low-impact abdominal exercises that can be done safely from the comfort of a stable chair.

o Seated Sit-Ups ? Yes, I know it sounds weird, but you dont have to get down on the floor to do sit-ups. This exercise will help tone and firm your lower abs. To perform, sit on a sturdy, armless chair. Place your feet together and interlace your fingers behind your head. Contracting your abs, bend your torso towards your knees, keep you head in alignment with your spine. Then straighten back up to the starting position.
o Seated Side Bends ? While sitting tall in a chair, hold a weight with both hands and stretch it over your head, arms straight. Slowly and in control, bend towards one side as far as you can, contracting your abs. Slowly come back to center and repeat to the other side.
o Seated Abdominal Twists ? While sitting tall in a chair, hold a weight at chest level. This can be done without a weight also. Keep your knees and hips forward, slowly and in control, twist to one side as far as you can comfortably. Remember to contract your abs during the twist. Slowly twist back to center and move to the other side. This exercise strengthens the oblique muscles, the area located along the sides of your midsection.
o Seated Knee Lifts ? Sit in a chair nice and tall with good posture. Contract your abdominal muscles as you raise your knees up lifting your feet a few inches off the floor. Hold for a few seconds and let your feet go back to the floor. Be sure to focus on keeping your tummy tucked.

Perform these exercises two times a week to strengthen and tone your tummy muscles.

How Can We Help the Street Cats in Our ... - Hawaii Military Pets

By Michelle Lidh

Have you noticed the amount of stray and feral cats in your neighborhoods and all over the island? Some people may be beginning to see them as more of a nuisance and a pest than a lovable family pet. Even if you are a dog person, I hope that a little education about these cats will enlighten you and inspire some renewed compassion for these animals.

Note that not all of these cats are wild. Some of them may be strays that got lost and wandered too far away from home or used to live in a house with people but were abandoned. The feral cats are the ones who were born on the streets and have never lived with humans before. Regardless, these animals are not wild and still depend on us to care for them. It is our responsibility for domesticating them in the first place.

Keep in mind that intentionally abandoning an animal whether it belongs to you or another person is against Hawaii State Law. It is also considered dereliction of duty and conduct prejudicial to good order and discipline for military members to abandon their pets. The problem with cat overpopulation is especially predominant here on our islands. Do you know why that is? One factor of a cat?s heat cycle is the length of the day; the hormone melatonin is released at night which suppresses the heat cycle.

However, if the days are long enough (generally around 12 hours), enough daylight enters a cat?s eye and triggers their brain to release reproductive hormones instead. Daylight in the tropics is quite consistent due to our close proximity to the equator, causing the shortest days in Hawaii to be about 11 hours and the longest days about 13.5 hours. Due to this, cats can go into the heat almost any time of the year.

Cats can go into heat their first time when they are just three to four months old, and most have had their first heat cycle by the time that they are six months. The average gestation cycle for a litter is about 66 days, and female cats have been known to go into heat just two weeks after giving birth. You can see how this would begin to add up into a major problem, with cats being able to produce a litter approximately every three months for nearly the entire year. This is amplified by the fact that they live in colonies on the island (being around other cats is another factor for triggering a heat cycle) and do not live indoors where their chances of becoming pregnant would be slimmer.

?An example to help you visualize how many cats could possibly result from an unaltered female cat, her mate, and all of their offspring over a total of seven years indicates that nearly 400,000 kittens would be produced. This is mathematically controversial due to arguments of the variety of litter sizes, survival rate of cats living on the streets, and the probability of how many kittens in each litter are female.

Still, keep in mind how young cats are when they can begin producing more kittens and how their ?breeding season? is not nearly as restricted here as it is on the mainland, and the numbers are still staggering. The proof is living on our streets.

So what can we do to help these animals and decrease the overpopulation problem in the most humane way possible? You may have heard of Trap-Neuter-Return-Manage programs.

A feral colony is identified by a community member, who captures each cat in a humane trap and gets the animal altered. During the surgery, a very small 1/4? notch is cut into the animal?s ear and heals quickly, which easily identifies them as part of a TNRM colony from a distance. Following recovery, the cats are released back into a safe area where the colony caregiver will look after them and provide them with food and water.

?This allows the colony to live out their natural lives without producing additional unwanted litters. Socialized cats and kittens that live with the colony when they are first discovered are removed to place them in good homes. Another way to help with pet overpopulation is to make sure that your animals are spayed and neutered. All it takes is a clever cat to slip out your front door when you are getting the mail, and you could end up with an unexpected litter of kittens to find loving homes for or a brand new feral colony.

Some people may be concerned about the effects sterilization can have on an animal?s health, but altered pets actually live longer and certain health issues are decreased or eliminated completely due to the surgery. Spay and neuter is a small price to pay to improve your pet?s quality of life and prevent further increases in population.

So next time you see a street cat, maybe you will look at them a little differently.

There are many people on our island who are working hard to solve the cat overpopulation problem while still giving these deserving animals the best quality of life possible. Together, we can make a difference for the better in the lives of these cats. You may decide to become a colony caregiver yourself, or you may simply feel more understanding for these animals and the predicament they find themselves in due to no fault of their own. (AP) ? West Virginia's Tavon Austin just can't get enough of Maryland.

Austin caught three touchdown passes in another remarkable game against his home-state Terrapins and No. 8 West Virginia outlasted Maryland 31-21 on Saturday.

A Baltimore native, Austin accounted for half of West Virginia's offense, catching 13 passes for 179 yards and setting a school record for career receptions.

"It was my last time playing Maryland," said Austin, a senior. "So there was a little bit on the line for me."

It's a good thing for the Mountaineers he felt that way.

Despite scoring two early touchdowns, West Virginia (3-0) looked flat at times, after averaging 56 points and 612 yards in its first two games against non-BCS conference opponents.

The Mountaineers punted on four of their first five possessions of the second half but wouldn't let Maryland (2-2) cut into a double-digit lead in beating the Terrapins for the seventh straight time.

"We didn't play our best offensively," said West Virginia coach Dana Holgorsen. "But it was enough."

Leading rusher Shawne Alston was limited by a thigh bruise and didn't get a carry. West Virginia was held to 25 yards on the ground.

Geno Smith often threw into tough coverage and had as many incompletions in the first half (nine) as he did in the first two games combined. He spent a lot of time getting knocked on his backside and finished 30 of 43 for 338 yards.

"I wasn't as sharp as I wanted to be," Smith said. "That's a credit to Maryland. They did a great job of mixing things up and giving us different looks."

Smith found a groove just before halftime, throwing for 64 yards on a drive capped by a 24-yard pass to Austin alone in the end zone for a 24-14 lead.

Maryland freshman Perry Hills threw for 305 yards and three touchdowns, two to freshman Stefon Diggs.

Hills had some success moving the Maryland offense with misdirection plays and screen passes. Maryland had more yards at halftime (212) than it did all of last week in a home loss to Connecticut.

But Hills was sacked five times and had little luck in the second half. With Maryland facing fourth-and-21 from its 32 with four minutes left in the game, Hills was intercepted by Wes Tonkery at the West Virginia 28 and the Mountaineers ran out the clock.

"I'm disappointed that we made some of the errors that we made that didn't allow us to have an opportunity to win toward the end of the game," said Maryland coach Randy Edsall. "I thought our defense played pretty well. Definitely thought we played well versus the run."

The game was billed as a matchup of all-purpose talent, and Austin and Diggs didn't disappoint.

Austin now has 208 career receptions, breaking the mark of 206 set by Jock Sanders from 2007-10. In three games against Maryland, he had 31 catches for 407 yards.

"This was Tavon's best game," Holgorsen said. "He played fast. His energy on the sidelines was tremendous. He was the one guy offensively who played his best game. I can't say that about the rest of them."

Diggs had a 42-yard scoring catch in the first quarter and a 56-yarder midway through the fourth. He caught three passes for 113 yards and had 63 yards on kick returns and 25 yards on punt returns.

"I went to him at the end of the game and told him that he was a good player ? but I couldn't let a young guy outshine me," Austin said.

On Maryland's second series of the game, West Virginia safety Darwin Cook slipped through the middle of the line unblocked and knocked the ball from Hills. Linebacker Doug Rigg scooped up the loose ball and went 51 yards for West Virginia's second defensive touchdown of the season.

It was a role reversal of the key play of January's Orange Bowl, when Rigg forced a fumble that Cook returned for a TD ? and famously knocked over the Orange Bowl mascot ? in a rout of Clemson.

Late in the first quarter, Austin caught a pass up the middle, bounced off a defender and went 44 yards up the right sideline to put the Mountaineers ahead 14-0. Austin capped West Virginia's scoring with a 34-yard reception midway through the fourth.
